Now, those of you who listen to our show often know that I’ve been involved in a lot of different real estate ventures over the years. I’ve flipped a few houses. That’s not my core competency, but the book that I use, kind of like my handbook, kind of like my real estate Bible when I was flipping those homes, was a book called Find It, Fix a Time. And on today’s show, we’re interviewing the author of the book, Michael Corbett. He’s the best-selling author of, once again, Find It, Fix It, Flip It, Make Millions in Real Estate One House at a Time. And today’s guest, Mr. Michael, he began his career in the world of Broadway, and through this man’s epic career, he had a five-year role on The Young and the Restless from 1986 to 1991. I saw this man in Star Trek The Next Generation. He’s been on the Tyra Banks Show, The View, Larry King. He’s kind of a big deal, and through a series of poor life choices, he’s now on The Thrive Times Show. Michael Corbett, how are you, sir? Well, that is the best introduction I’ve ever had. I’m great. How are you today? Well, I appreciate you for being on the show. And first off, thank you for writing the book. You’re a guy with this award-winning career as an actor. So what made you decide to actually want to transition from focusing your attention as an award-winning actor? You’re an award-winning actor. People are seeking you. Your film credits are massive. What made you decide to go from being an actor to pursuing a career in real estate? I don’t think it was sort of a choice of one or the other. I’ve always, from my very first days, I was basically on a soap opera for 17 years. So when I first started back in New York in Broadway and all that sort of thing, my dad was an accountant and I was always interested in finance and investments. So after my first $10,000 overpayment or bonus from when I was on Ryan’s Hope back on ABC back in New York, I said, well, what do I do with that? So I thought, you know what? I’m going to buy the house next door to my grandmom and I’m going to make it look nicer because we didn’t really have terms for flipping and it wasn’t as defined as it is today. I was just going to buy the house next door to my grandmom’s and maybe convert it from a two bedroom to a three bedroom and kind of spruce it up a little bit and see what I could do. So I did that while I was still working in New York. I would commute back down to Collingswood, New Jersey. I did that and I ended up making more money doing that than I had done in the whole quarter being on television. So I thought, wait a minute, maybe I’m on to something. So the entire time I’ve been doing everything from Broadway to film to television to now I’m actually producing television shows, I have always been doing real estate on the side. You know, this is one thing that’s kind of funny. This is how you and I got to meet each other here today. I pride myself on reading a lot of books. I hold myself accountable to a book quota. And so I’ve always wanted to read a certain number of books. So my idea was a young man. I grew up impossibly poor and I thought to myself, I’ve got to read at least one book a week written by somebody who’s more successful than I am. So I go into Barnes & Noble and I’m looking for the book of the week, you know, the book of the week. I go in there, I’m perusing around, wandering around with no discernible particular thing I’m looking for. And I find your book, find it, affix it, flip it, make millions in real estate, one house at a time in today’s market. And I opened up the book, and there was so much detail in it. I mean, your book is a true idiot’s guide. That’s why I bought it, because I’m an idiot. I mean, I bought the book, and I wanted to know how you did it. Can you talk to me, what was your inspiration for writing this book? It is so good! You know, I did write it. I hate to say it as an idiot’s guy, but I basically wrote it to explain sort of the nuts and bolts. It was just when there were a lot of television shows starting up about flipping and this old house and all that sort of thing. And there were a lot of misconceptions about flipping and what that meant, and there were a lot of people coming forward at that time with that, make a million dollars, no, you don’t need money, you don’t need this, you don’t need that. And I was seeing a lot of people getting in a lot of trouble. And this was before the book was written, before the big crash. And if you notice, in all the principles that I talk about in the book, if you followed those principles, you would have done fine during the real estate downturn. It was because I wrote it because I knew that’s what worked for me, and I literally chronicled exactly how I address properties and how I analyze them. I’m very conservative. And I also kind of wanted to be an advocate for the consumer, as opposed to being a real estate agent that’s, you know, buy, buy, buy, sell, sell, sell. Mine is very much only do it if it makes sense, and I mean sense like C-E-N-T-S, so that it actually makes you money. You also have to come up with some sort of a formula to figure out ahead of time if the property is going to make you money or not, rather than just blindly jumping in and hoping you can pull it off and hoping you can make a profit. You want to prepare yourself against every worst-case scenario. You know what I’ve noticed? That’s kind of how I’ve always done it. Well, you talk about this, and sorry, our interview will be kind of non-linear, but this is something that happened. In your book, you talk about you need to put 20% down. You need to put 20% down. And so I was working with a company called Fears and Clark. I’m Clark, he was Fears, and I was helping him grow his company. And I’m reading your book, and one of the things is you want to put 20% down. You want to do your formula. You have a formula in your book, where you calculate it. Am I going to make money? You can figure out whether you’re going to make money or not before you even buy it. And so I heard of a pastor in town who unfortunately had to leave the church due to some poor life choices, and they were selling this parsonage. And it was in a neighborhood where the average house in Tulsa was worth $250,000. And if you can believe it or not, Michael, this house was on sale for seventy thousand dollars. Wow. So I go through your checklist of all the things, you know, it’s kind of like the deal breakers, you know, if it has mold or it has and your book is very specific. You’re listing off all the things like if you don’t buy a house, if this is wrong with it, but do buy a house if this is wrong with it. And I’m just going through it. I like this house isn’t a good fit. This house isn’t a good fit. And Mike, I’d probably gone through 20 houses and I’m thinking, this guy, Michael, this guy is not only a great actor, but he’s making an impossible list of things There’s no houses that fit this criteria, and then I found a house It was like a miracle. I found a house that fit that criteria. We bought the thing for $70,000 approximately I did the math using your formula before buying it and All in I figured we can’t possibly spend more than 60,000 renovating it. We’ve got 20% down, let’s do the move. And Michael, we came out of that, even though everything went wrong with every contractor, we still made money as a result of your practical formula. How many times have you heard stories like this over the years? Many, many times. And a lot of people say, you know, thank you so much for keeping me from getting into bad deals. Because people, when they look at a house, they get emotionally attached and they think, �Oh my gosh, this is going to be so exciting.� So you overlook, �Oh, yeah, it might cost this, but I�ll deal with it.� Or, �Oh, it�s got that problem in it. I won�t worry about that now. I�ll fix it later.� No, no, no, no, no. These are all the things, basically, you have to kind of renovate that house in your head ahead of time. You have to know what the costs are going to be ahead of time. You have to really prepare for the worst-case scenario ahead of time, and one of the things I always talk about is, go ahead and take 20% longer and cost 20% more, no matter what you do. Even if you’re being conservative, add that on. If you can do all that, and then you can determine how much your closing costs are going to be, how much your carrying costs are going to be when everything goes wrong and you’re stuck holding on to that property an extra three months. If you can do all that and you can calculate out a profit at the end, it’s a great house. And if you can’t, then just walk away because you will be spending nine months, anywhere from six to nine months, renovating a property that you’re not going to make any money on, and you have a potential to lose money. Why would you do that? You’re the only book that I’d read, seriously, where a lot of people have a European or an Australian accent, they’re on YouTube late at night, and they say, make money with No Money Down, you get the house, you can make millions, and then they have these people with these false testimonials, they’ve got the palm trees in the background, and they say, well, my wife and I made a million dollars in like seven weeks as a result of the snow money down system. But your book is optimistic, but yet it tells you to, even if everything goes bad, worst-case scenario, factor that in. And then you go on to say that a home is a good investment both yesterday and today if you follow my system. Can you talk to me about why a home is a good investment both yesterday and today if people follow your system? You know, basically if you’re getting into a home and you’re putting your you’re putting your sweat equity into it by improving the home. If you find a house that is, as I like to call it, a house for the right things wrong, that is a house that has potential for a lot of the improvements that are really what are part of today’s market. Very simple, I’ll give you one very, very simple example. I love any house where you can sort of bring the outdoors in. So many houses have the potential so that rooms have small windows onto a backyard or onto a side yard. If you can have the potential to put in a French door or a slider and put a little deck out that side of that wall, you’ve just expanded the perception of the square footage of a house. What a great way to do that rather than people saying, I’m going to add on another room, I’m going to get permits, I’m going to put in another. No, you don’t want to be doing that. So if you find a house where the right things are wrong, then you have now invested not only your money at a minimum rather than having somebody else do it and you’re buying them at retail. It’s basically like buying a house at wholesale and you’re doing the work. And if you do that, and if you go into it having 20% down, you can also long-term weather the storm of markets ups and downs. Now at the time, back when I had first written the book, the market was just on fire. I used to say a monkey with a credit line could make money flipping houses. But where people got into trouble was that when the market started to tank, the people that were putting no money down and were counting on the market increasing in value to make a profit were the ones that got into a lot of trouble, and I know a lot of people who did that. And some people got into huge financial ruin. At the time, and unfortunately I see it happening again, the banks were loaning to people that really at the time shouldn’t have gotten loans. It would have saved them… I mean, I feel horribly for the people that got into loans that were balloon loans, they were balloon mortgages, they were no money down, they were variable rates, that when the money came due, they didn’t have the money. You know, you’re a guy who hasn’t had to change your story as the economy’s gone up and down. You see a lot of people, and that’s one of the things, I mean, I love the Fixer Upper show that was out years ago, you know, with Chip and Joanna there. Love that show. But you have been like the fixer-upper before the fixer-upper. I mean, you’ve been very consistent in your message. You’ve not changed it, but you see a lot of these, you know, charlatans that will teach a system and they have to go, oh, by the way, if the economy’s tough, you’re going to want to make these changes. You’ve been very consistent with your fundamentals. And we have a lot of listeners. We have about 100,000 folks that will download each and every one of these podcasts. And I’d like you to, for somebody out there who says, I’m not really familiar with home flipping, but yet I have a bad taste in my mouth because I’ve heard these get rich quick people who are, you know, calling it flipping homes. Could you kind of introduce people into the world of home flipping and why? Because you’re doing it the right way. But I think a lot of people just immediately hear the word home flipping. They have a bad connotation. Could you kind of introduce our listeners into how home flipping works, maybe on a third grade level so I can grasp it? Yeah, absolutely. Yes, you are right. You will hear. I actually was out on tour for a while with a couple of these people, and we were very much always at odds when they were promoting, you don’t need any money, we will find you investors, you can get no money back. Basically, they were teaching people how to get the worst possible loans from a consumer point of view, where if anything goes wrong in interest rates, economy, stock market, you’re left holding the bag. It happened to many, many, many, many, many, many people. So basically, home flipping is if you find a property that you can, as I talked about with sort of my formula, you can take a look at what you have to pay for it, what the improvements are going to cost, how much it’s going to take you to get that property up to a certain value. You’ve got to look around. You’ve got to see what the other houses in the neighborhood are doing, what they’re selling for, what amenities they have. You have to calculate. Now, this house, I see this house for $200,000. Everything else in the neighborhood is selling for $250,000. Wow, what a great deal. You hear that a lot. Oh my God, I’ll make $50,000. No, you won’t. Right. Because you have closing costs, you have repair costs, you have carrying costs, all that sort of thing. You’re being negative, by the way, by bringing up the facts. There’s somebody out there who says, this guy’s being negative. I just went to a conference this weekend, and they showed me I could put no money down, and how does he have the audacity to give me the negative information? He’s blocking my… I really want to save your butt. That’s the bottom line. I have no agenda. I’m not making any money by you buying packages and teaching you in seminars and things like that. Mine is very much, I want to help the consumer. So if you could find a house, though, that’s $200,000, and other homes are selling for $350,000 in the neighborhood, and this one looks like it could be a really good fixer, needed some TLC, a lot of the things that I suggest in my book, a lot of the kinds of things that I say really improve a home and a home’s value, if you can come up with the money for a down payment so that no matter what happens, you can weather the storm and you’re not stuck having to be underwater or sell it if the market begins to tank, it’s a great way to be able to make a profit, because with the way I talk about it, you kind of do the numbers up front. You want to know how much you’re going to make before you even start, and if you can’t answer that question, then you don’t want to do it. You never go into these things blindly. You never put no money down, because you’re going to be the one holding the bag when things go south. Michael, I’m not the kind of person that’s going to tell our listeners that they’re bad people if they don’t buy your books, but I could have said that, because your book is so deep. I’m serious. I’m not the kind of guy that’s going to say, if you don’t buy Find It, fix it, and flip it, your mind might not be fully functional. But I am saying that I would recommend that the listeners would read the book. And in your book, you actually give away this chart, this system, you break it down very specifically how to calculate the profit, or lack thereof, before actually buying. Why? I mean, I’ve seen it personally for my own life, but why has this system been so powerful for the readers of your book? It’s so awesome. I think basically because, as you say, it empowers them. It allows somebody to actually put on paper and give them every possible scenario, every cost that they’re going to incur. I’m going to give you a great example. A lot of the home shows, and it may be used to make me furious, a lot of the home shows they’ll say, oh Susan and Bob bought a house for $300,000, they spent $50,000 on renovations, they sold it for $390,000, they made $40,000. I was furious with you by the way, I was yelling at my TV like, get that garbage off! Unbelievable! Michael’s right! Right. They didn’t make $40,000. What they’re not counting is the fact that it took them four months, let’s say, for example, to renovate it. They didn’t include the closing costs, they didn’t include the selling costs, the commissions, they didn’t include the fact that they had to pay property taxes, water and sewer, they had to pay property insurance, and they had to pay the mortgage on their own. It was such misinformation that was being put out there on a big scale in a lot of those home shows that I got so frustrated. I said, let me really break it out for you. These are things you’ve got to really consider. Michael, I went ahead and I know it’s probably not ethical, but I put a virtual microphone inside your cranium and I was able to play an audio of what you were thinking and feeling at the time that you Heard these things so tiny further ado here is an audio Allegedly of what Michael was thinking when he watched these shows scamming you It’s just not a good thing in your book, I mean you are very specific You’re very uh, it’s it’s very pragmatic It’s not a scam. You’re teaching people and you break down you say Clay Clark you say mr. Listener out there mrs. Listener in order to be successful in the world of real estate you’re going to need to have the right realtor a quality mortgage broker a competent insurance agent an Experienced accountant you can trust and a lawyer who knows what they’re talking about Oh, and by the way a skilled contractor, so I know we don’t have a ton of time, but I want to go one by one because this is so powerful. Can we talk about the mortgage banker? What makes a good mortgage banker in your mind? What makes a bad one? What makes a good one? What should we look for in a mortgage banker? Oh, you know, one other thing that on that list of things that you need, and it’s the one thing that everybody really doesn’t want to hear that they need. Money. You have to have some seed money. You have to, you can’t go into this process without any money. So yes, you need a real estate agent, you need a great mortgage broker, you need a great accountant, and you do have to have money. You just have to. You cannot, I do not advise anybody, anybody, anybody going into flipping. Which is why you had a job! Which is why you had a job, Michael. I know you’re passionate about acting, but I’m sure there’s a lot of other things you could have been doing with your time, but you were a very sought-after actor, and that was your job. You know? Right. It was your job. I started America’s largest DJ entertainment company called DJConnection.com. It was my job. But to build wealth, you take your income and you put it into things that can make you more passive income. You got to have income. You got to have some money. Yeah, exactly. You can’t start out with, you can’t, it’s unrealistic. As much as people really want to say, but I don’t, and I can’t tell you how many emails I’ve gotten from people that said, I don’t have any money right now, but I really want to get into flipping. And I’m honest. I just said, then this is not the time for you to get into flipping. Find a way in another area, make money. If you can save some money, start building up a nest egg so that you have it to do it. But if you throw yourself into this with very little money and not enough money to then carry your own life or pay for your food and take care of your family and pay your rent, this is not the best place for you to be. It’s reality. Michael, I noticed you never responded to my email that I might or might not have sent, but I remember emailing you and I wrote, I have no acting skills and no talent, but I feel like I should be on the Young and the Restless with you sometime between 86 and 91. Signed your friend in the future, Clay Clark. You can’t just want to be on the Young and the Restless. You have to have skills. You can’t just be on Star Trek, The Next Generation. You practiced, you practiced, you practiced, and so no money down. You just have to delay gratification a little bit. You have to save a little bit of money. Michael is not a mean person. He’s just telling you how life works. You have to save a little money. Once you do and once you begin to do this the right way, it’s, and I even talk about, after you’ve done a couple, let’s say you’ve done a flip property and make some profit. You, again, me being conservative and I can hear my father’s voice saying, people flip a property and then they wanna go spend the money. No, no, no, no, no, no, no, no, no, no. This is a business now. So that money gets reinvested into the next property. Once you have enough profit that you can keep flipping then takes you to a whole other level where my whole next thing is Invested into some rental property There it is that’s that you know that that’s where you want to take the money from you’re flipping So you want to just it’s a it’s a slow build and as Anna Think of it as a lifetime build so that little by little by little you’re building building building And you start small you start with a very small property that’s somewhere in your vicinity because you never want to flip a property where you don’t live near. And you start small, do your first one, make your mistakes on the first one, and then keep building from there. And this is something you’re going to do for the rest of your life. I’m not asking, I’m not trying to paint you into a corner and ask you specific questions where it’s like a gotcha question, but the tax laws, I work with a lot of accountants, I help grow a lot of accounting practices, the tax laws benefit you when you take the profits from one sale and you reinvest it into the next property. Can you explain that a little bit about how you can delay the taxation of your money or reduce the taxation of your money when you take the profits from one property and you roll it into the next property? Yeah, it’s called a 1031 tax deferred exchange. And what that is, it’s not just the profit, it’s all the money that you’ve bought a house, you’ve renovated it, you’ve fixed it up well, and you end up with a profit of maybe 50 grand. That’s great. But not only now do you have 50 grand, but you have all the money that you’ve already spent as well. Let’s say you sell it for $3.50 and you’ve made a profit of $50, you pay off your mortgage, you get back the money that was your 20% down, you get back the money that you put in in renovation. That whole amount of money now you can roll into the next property of the same or greater value without paying any short-term capital gain. So it’s called a 1031 tax deferred exchange as long as it’s a like property. There’s also another tax-wise, and you know at some point it will go away, that you do have the opportunity if you’ve lived in a home for five years, this is something that a lot of people don’t realize, that if you’ve lived in your home for five years and it’s increased in value a tremendous amount, as probably over these past five years, you get per person $250,000, no tax on it. And if you’re a couple, it’s $500,000, with no tax on it. So that’s why, and getting back to your original question of why do you need these very smart people like accountants and real estate agents and mortgage brokers, you want to be talking to your accountant. You want to talk to an accountant who can tell you exactly what your situation is, what the state laws, what the current laws are for you, because you can save yourself a lot of money, a lot of money, just by knowing what the actual tax laws are. Why make all this money and then have to give it up in taxes? If there’s ways you can delay a sale by a month or if you can roll it into another property. So there’s, again, that’s a whole other way of keeping a lot of the money that you’ve made. I want to make sure the listeners get this. Michael, I don’t know why you decided to make the four life choices to reach me and our hundred thousands of listeners, but I appreciate you doing that, and I want to respect your time. I lost a bet. I think that’s what they say. I think it’s a nice deal. Lost a bet. Yeah, and so you, I mean, again, if you’re out there and your mind is sound, you want to go on Amazon. It’s going to take you about $20, and you could spend that money at a convenience store this month on Red Bulls and things that aren’t good for you, or random burritos. But go buy, find it, fix it, flip it, make millions in real estate, one house at a time. It’s a great book. But since that book, Michael’s been working on new stuff. There’s a lot of new things you’re working on, and I would like for you to have an opportunity to share with our listeners what you’re working on now. A lot of people are just loving what they’re hearing. They want to learn more from you. What kind of projects are you working on now and maybe for the next couple of years here? What’s in the future of the world of Michael? Well, you know what’s been really nice is I love real estate finance expert for CNN, I’ve done it for Fox & Friends, I’ve been working with Realtor.com, Trulia Zillow. So my thing is, is there a way to combine real estate and television? And one of the ways I do it is, I’m one of the hosts and one of the producers on the television show Extra now and I have spun off what we call our show from Extra called Extras, Mansions and Millionaires. So I get to travel around the world looking at the most unbelievably magnificent real estate properties in the world, the craziest. I mean, just for example, this week I shot a segment on the most expensive property in America. It is priced at $1 billion. Billion! Whoa! Not million! Billion dollars! It’s insane. It was originally owned by Merv Griffin, then one of the Shaws from the Middle East, and now it’s basically at the top of Beverly Hills and it’s for sale. I was able to go up there and shoot it and see what it was all about. It’s a billion dollars. So if anybody listening has a billion bucks, I’ve got a property that I can recommend to you. I hear we have a lot of Saudi princes that love to listen, and a lot of members of the Chinese government love to listen to our podcast. So that’s exciting. It’s one of those, it’s what would be called a trophy property. So I’ve been very fortunate to be able to parlay television and put real estate in together. And it’s something I really enjoy because I love being able to look at real estate. I love being able to see what people do right, do wrong, some of the trouble that they get into and some of the huge successes and very smart things they do as well. So I went down to Tahiti, and I got to stay in one of these beautiful residences in a resort called Nanuku down in Fiji and look at the new properties that are coming up. There’s a lot of great stuff out there, and I get to go and explore it. OK, I have two- So I post a lot of that on my Instagram and on my website. I have two final questions for you. And if you don’t like these questions, I’ll know that when you hang up on me, that’s a sign that you don’t like them. So, you’re a guy who comes across as a very voracious reader, and full disclosure, Thrive Nation, I have not had the opportunity to talk to Michael directly in the past, and so you come across as a very well-read person. And our listeners love to read books. So is there a certain book, or do you have one or two books that you would recommend that all of our listeners would buy and why? I would have to say that I think it’s almost one person in particular that I would recommend and I love her and you probably have had her on your show, Susie Orman, who I think basically for an average American, for anyone from middle class, it doesn’t matter where you are financially, you could be very, very wealthy, you can be very successful, you could be just starting out, you could be right out of college with a load of student loan debt. Her books I find really, really terrific. I just think she’s great, she breaks it down. I’ve sort of modeled the way I approach it by the way she approaches finance. It’s very basic, step-by-step, no BS, call it like it is. I love those kinds of smart financial books. Those are really amazing for me. And then also I’m probably partial if I had to pick a book that I really like to read is Because I happen to be out on tour with him at one point was Tony Robbins, and I just love his sort of positive motivational upfront You could do it kind of attitude Okay, okay, Nick Lee. I’m big believer in if you if you set a goal work towards it Step by step. Won’t happen overnight, won’t start out, you won’t be a millionaire in a day, doesn’t happen, but if you set out methodically with a life plan, you can make it work. My final question for you is, so many of our listeners are big believers that when you change your habits, you can change your results. When you change your daily routine, you change your results. And you’re a guy who’s obviously stacked one day of success upon another day of success upon another week of success, another month of success, then a year of success. It didn’t happen overnight, Michael, that you’ve been able to get where you are today, and you’re not done climbing the ladder. What do the first four hours of a typical day in your life look like? Oh, wow, that’s a good one. As you said, I do like to read and I like to know what’s going on. Pretty much I get up and I allow myself maybe the first half hour to 45 minutes. I sit, I can have a cup of coffee, and I read through what we used to call the newspaper, which is now everything obviously on your iPad. When do you wake up, Michael? When do you wake up? What? When do you wake up? What time do you think? I’m usually up by 6. So I get up at 6. It’s sort of like my time before, because I’m on the West Coast, even though New York is already cranking at 9 o’clock. But from 6 to 7.30 is sort of my private time. I can read what’s going on. I see what happened overnight. I look at the US politics, so obviously there’s a lot to read there. I sort of look at trends and all that sort of stuff, so that’s kind of my information gathering time is first thing in the morning. After that, even if I’m working from home or if I have to be at the studio, I get ready, I get all prepped to do my day, and I don’t really get on to anything like emails or anything else until I’ve had at least an hour and a half maybe to acclimate for the day, set out my goals, I look at my calendar, what have I got to do today, check it out, but kind of prepave the day as opposed to when you have to jump out of bed and run straight screaming into the office. I will always make sure I have time in the morning so that I’m not doing that. Amen. This is so good. Continue, my friend. This is good. And then for me, you know, somebody once taught me, and it’s a good one, and it’s hard to… I have to remind myself of it every day. Someone always says the first task you do should be the one you least want to have to tackle. The hardest task first, because you can get so immersed in lots of little, little, little, little things. Get the first one out of the way. If you have a… Oh, you’re so good! You’re so good! You’re like the Oprah of entrepreneurship. You must continue. This is so good. It was something that I had read years ago and it just holds true and it is really hard to do it and we will all avoid it upon penalty of death. We really don’t. We’ll do anything else to distract ourselves but if you can get that one, the big mcgillow off your plate first thing in the morning as your first task, it just makes your whole day go smoother. Now here’s the deal. I probably owe you $180,000 because that’s how much money I made off of the houses I flipped as a result of your system. So the listeners out there, it’s incumbent upon them to buy at least 9,000 copies of your books. That’s how I look at it. I feel like we need to reciprocate. I have one final sneaky question for you. We had a young lady come into my office. Her name is Abby, and Abby wants to buy her first investment property. She does a great job in our office. She really does a wonderful job. She graduated from the University of Tulsa, and she’s saying, I don’t even know where to start. Can you share with Abby and anybody out there why, honestly, this isn’t like a high-pressure sales thing, why your book is such a valuable… Because again, your book kind of lays out these specific steps, and I think it is… Why does Abby and everybody out there need to buy, find it, fix it, flip it, make millions in real estate, one house at a time? Honestly, to be perfectly honest, I get people asking me that all the time. So I really want to get into flipping, what do I do? Or I found a house I want to… And I say, just take a couple hours, just read the book because it really explains what flipping is. It explains where the pitfalls are. It will empower her, especially if she’s someone who’s smart. She has saved a little bit of money. She has enough to do this, but it will empower her so that she’s not always second-guessing herself. That’s one of the worst things you can do is when you buy an investment property or buy something to flip or even as a rental property, if you don’t know that you’ve checked off all the boxes ahead of time, you’re always going to be second guessing, saying, oh, did I do this right? I don’t know. Should I do this? Wouldn’t it be nice to kind of know the step-by-step of what you should be doing so that you know, okay, I covered that, I covered that, I covered that, wait a minute, I covered that and this checks out so this just might be a great idea. And if they don’t check out, you know what, I’m glad I went through the checklist because I don’t think this is such a great way to go. It kind of gives you a road map. And that’s always been my goal and I’ve had many, many, many people who have sent me thank you notes over the years about, you know, thank you so much. I actually really, like you’re saying, I read through the book first and just do that. Okay, Michael, can you give her a shout out? Can you give Abby a quick shout out? Tim Whaley, welcome on to the Thrive Time Show. How are you, sir? I’m doing outstanding, Clay. Thank you for having me on. Can you tell everybody, how did you first hear about what we do in terms of business coaching? I first heard of you through your podcast, actually. So I started listening, was very intrigued. Actually, you had built and sold businesses in the industry that I was in, so it seemed like a natural fit to inquire about coaching. Yeah. And, you know, once we connected and you did your, I’m not sure if it was an onboarding interview or it was more of a you were going to determine whether or not we were a good fit. I think that was it. But once we did that, I was hooked and was really hoping that you would take me on as a client, which you did. Now, before I met you, I mean, you’d been in business for a long time, and one would say you’re probably the dominant resource or one of the top providers in your industry before we even met. Could you tell the listeners how implementing the Dream 100 system impacted your business growth? Oh my gosh. So within just a few short years it doubled our revenue, plain and simple. So Dream 100 was by far the secret sauce for our success and really the reason why I was able to exit my business ahead of schedule. So just a brilliant program, makes total sense as a company, it’s one of the few marketing slash advertising outlets that you have total control over. It’s not like you’re on Facebook, which owns Facebook, or Google, which owns Google, but I mean, you own the system. You make it work and great things happen. Now with the Dream 100, you have to identify the vendors that you want to refer you or the prospects that you want to refer. You have to identify the ideal and likely buyers that you want to refer you. And then you have to reach out to them consistently. And you guys have done a phenomenal job at doing that. What were a couple of the challenges of persistently reaching out to people to get them to refer you guys a business? Well, a couple of things. One, you just really have to find the right fit. You have to find the right employee or employees. Because really, when you’re going out there, you need somebody who’s obviously great at building relationships, and that’s a lot of different people. But what I found is you also just need a hunter-killer. So it’s not necessarily somebody who’s very personable and great with people, but somebody with those qualities, but also just has a, like I said, a hunter-killer, just wants to, has a drive to bring business in. And you find that person and they just make it happen. And we were fortunate enough to find a couple great employees who were just very good at that. And now that you have sold the business, you’re gonna stay on as an advisor to make sure that the brand is successful and that sort of thing. What does it feel like to be on the other side of the rainbow or to be at the top of the mountain or to be on the other side of selling a business that you started so many years ago? Well, Clay, it’s only been six weeks. So obviously mixed feelings there, but if I had to put it in one word, I would have to say freedom. Okay, yeah. So it feels pretty darn good. And my wife and I are very excited. Now, obviously, we’re still helping the new ownership transition and whatnot, so there’s stuff we’re doing and stuff to be done. But overall, when you’ve been hitting it hard for 33 years, and then all of a sudden you don’t have to, it feels pretty darn good, not going to lie. Now, Robert Kiyosaki, the best-selling author of Rich Dad, Poor Dad. I recently interviewed him, and he had me on his show, and it’s been kind of fun to connect with this guy who wrote the Rich Dad, Poor Dad series. It’s just fun to connect with him. And he’s been talking borderline obsessively on his show recently about it’s not what people say, it’s what they do. You need to watch what people do, not what they say. And I think a big thing about having a business coach or a personal trainer if you’re into fitness, is if you’re into fitness, you need to have a nutritional plan, you need to have a workout plan, and then you need someone to hold you accountable. And if you’re a business owner, you need to have a business plan, you need to have weekly actions that you need to implement, and then you need to have some accountability. How has having a business consultant or a coach to guide you down the path, how has that impacted you? Tremendously. So there’s a running joke between my wife and I. I will often say I’m the most consistently inconsistent person you want to meet. Historically, I’ve been the guy who starts this, goes for a little while, and then, you know, I’m like a squirrel, right? I see the next great thing, and I’ll go after that for a while. So I’m an artist, right? I’m a photographer first and business guy second, I guess. So you have helped corral my artist brain. And having the weekly accountability calls and the action plan has definitely helped me stay focused on what needs to be focused on. So yeah, it’s been life changing. Nothing short of life changing. Now I wanna pull up something real quick and get your thoughts on this because you and I have worked together, I think for about, what, three years? Or is it, how long did we work together there before you exited the business, do you know? We started in 2019. So 2019, okay. So we’ve worked together for quite a while there. And so 2019, wow, so that’s almost five years, four and a half years or so. But if we do a search for carpet cleaning quotes, I’ve worked with one particular brand for 14 years, I think almost 15 now, and they have 271,000 Google reviews. So for 14 consecutive years, I’ve been talking to the same ownership about you have to gather objective Google reviews from your ideal and likely buyers. You have to get reviews. After you clean the carpet, you have to gather video reviews and Google reviews. We talk about it every week. It’s just like bamboo. I keep coming back every week. You can’t kill it. I come back every week talking about the reviews. In a world now where people go online to look stuff up, this has been a powerful tool for Oxifresh.com. It’s grown from a handful of locations now to 500 plus locations. How has gathering objective Google reviews and video reviews impacted your sales process? Well, I feel like it’s a one-two punch clay. So Dream 100 and the reviews work hand in hand. So the majority of our business comes from the Dream 100, but that’s one referral source. So our couples Will be referred by you know venues, but they want to check us out So they’re going to go online and look for our reviews. So, you know, not only do you have to have a ton of reviews, but you have to have a ton of five-star reviews and and so It either the referrals plus the social proof on Google brings them in. Final questions I have for you, then I’ll be done harassing you here, is you now have got all the systems, the scripts, the website, the ads that work, the Dream 100 system going, and so to give people some clarity, you now have a turnkey marketing system in place. I mean, you have a Dream 100 system that works, you now have an online advertising program that works, you now have a sales process that works, it’s all documented, it’s all systemized for the new owner. So yeah, I would not hesitate. I’ve told anybody who’s ever asked me about my coaching relationship with you and your organization, I said I wouldn’t hesitate. Never in a million years. You have literally changed my life as a result of what you’ve taught me. You know, you’ve got to come to Tulsa one of these days here. Because as you know, there’s a lot of fake influencers out there too, or bad influencers. Yeah. So anyway, I’m glad you and I agree so much and thanks for reading my books. Yeah. That’s the greatest thrill for me today. Not thrill, but recognition is when people, young men especially, come up and say, I read your book, changed my life, I’m doing this, I’m doing this, I’m doing this. I learned at the Academy, Kings Point in New York, acta non verba. Watch what a person does, not what they say. Hey, I’m Ryan Wimpey. I’m originally from Tulsa, born and raised here. I went to a small private liberal arts college and got a degree in business, and I didn’t learn anything like they’re teaching here. I didn’t learn linear workflows. I learned stuff that I’m not using and I haven’t been using for the last nine years. So what they’re teaching here is actually way better than what I got at business school. And I went what was actually ranked as a very good business school. The linear workflow, the linear workflow for us and getting everything out on paper and documented is really important. We have workflows that are kind of all over the place. So having linear workflow and seeing that mapped out on multiple different boards, it’s pretty awesome. That’s really helpful for me. The atmosphere here is awesome. I definitely just stared at the walls figuring out how to make my facility look like this place. This place rocks. It’s invigorating. The walls are super, it’s just very cool. The atmosphere is cool. The people are nice. It’s a pretty cool place to be. Very good learning atmosphere. I literally want to model it and steal everything that’s here at this facility and basically create it just on our business side. Once I saw what they were doing, I knew I had to get here at the conference. This is probably the best conference or seminar I’ve ever been to in over 30 years of business. You’re not bored, you’re awake and alive the whole time. It’s not pushy, it’ll try to sell you a bunch of things. I was looking to learn how to just get control of my life, my schedule, and just get control of the business. Planning your time, breaking it all down, making time for the F6 in your life, and just really implementing it and sticking with the program. It’s really lively, they’re pretty friendly, helpful, and very welcoming. I attended a conference a couple months back, and it was really the best business conference I’ve ever attended. At the workshop I learned a lot about time management, really prioritizing what’s the most important. The biggest takeaways are you want to take a step-by-step approach to your business, whether it’s marketing, what are those three marketing tools that you want to use, to human resources. Some of the most successful people and successful businesses in this town, their owners were here today because they wanted to know more from Clay and I found that to be kind of fascinating. The most valuable thing that I’ve learned is diligence. That businesses don’t change overnight. It takes time and effort and you’ve got to go through the ups and downs of getting it to where you want to go. He actually gives you the road map out. I was stuck, didn’t know what to do and he gave me the road map out step by step. systems in the business that make my life much easier, allow me some time freedom. Here you can ask any question you want, they guarantee it’ll be answered. This conference motivates me and also gives me a lot of knowledge and tools. It’s up to you to do it. Everybody can do these things, there’s stuff that everybody knows, but if you don’t do it, nobody else is going to do it for you. I can see the marketing working. And it’s just an approach that makes sense. Probably the most notable thing is just the income increase that we’ve had. Everyone’s super fun and super motivating. I’ve been here before, but I’m back again because it motivated me. Your competition’s going to come eventually, or try to pick up these tactics. So you better, if you don’t, somebody else will. How to grow a business using Google reviews and then just how to optimize our name through our website also. Helpful with a lot of marketing, search engine optimization, helping us really rank high in Google. The biggest thing I needed to learn was how to build my foundation, how to systemize everything and optimize everything, build my SEO. How to become more organized, more efficient. How to make sure the business is really there to serve me as opposed to me constantly being there for the business. New ways of advertising my business as well as recruiting new employees. Group interviews, number one. Before we felt like we were held hostage by our employees. Group interviews has completely eliminated that because you’re able to really find the people that would really be the best fit. Hands-on how to hire people, how to deal with human resources, a lot about marketing and overall just how to structure the business, how it works for me and also then how that can translate into working better for my clients. The most valuable thing I’ve learned here is time management. I like the one hour of doing your business is real critical if I’m going to grow and change. Play really teaches you how to navigate through those things and not only find freedom, but find your purpose in your business and find the purposes for all those other people that directly affect your business as well. One thing, I would say that this isn’t necessarily for everyone. So if you’re not willing to work, this isn’t for you. But I will say that if you are willing to work, and you’re just getting started, but you have actually taken a step in that direction, then this will actually help you grow further exponentially than you could ever imagine. My name is Taylor Hall. I’m the general manager of the Tulsa Oilers professional hockey team. You know, our goal every night here at the BLK Center is to try to fill the seats with lots of people and create an exciting environment so when somebody comes to a game, they want to come back. Working with Clay and the staff at Thrive, they’ve really helped us in many, many ways. Website and graphic design and video production and a lot of things that go along. Today’s presentation style is just blatant disregard for what anybody wants. It just has fun, it’s him, everything that you see is authentically Clay. It’s a great deal of fun. Everybody enjoys it. They know when you walk in they think they’re coming into a carnival, and frankly they are. It’s just great fun. There’s not another conference like it. You just don’t go to a carnival atmosphere and learn what they do here at the right time. It’s great. The reason people should attend at least one of these conferences is because it’s common sense. And everybody’s fed an entire line about the way you should run a business, but until you actually experience running a business, which is, candidly, what you learn here, how to run a business, you don’t know what you’re doing. My name is Tyler Hastings, and this is my wife, Rachel, and our company is Delrick Research out of New Orleans. During our time working with Thrive, we’ve had numerous successes. When we first started, we were working with one physician, we had one research site, and we were seeing on average between 10 and 15 patients a week. Since working with Thrive in the last 18 months, we now have four research sites, we work with over five physicians and on average we’re now seeing over 60 patients per week. Recently we’ve been the top enroller worldwide in seven studies, which is just incredible considering where we were, you know, two years ago, 18 months ago. I heard about the Thrive Time Show workshop through Andy Mathren. He is my… Andy Mathren and Larry Montgomery, they’re my bosses at Restore Home Health. So I work with a home health company called Restore Home Health. And my role is pretty much to bring in business. So I was hoping to learn kind of the sales process on top of just kind of the responsibilities and help understand what it looks like on the SEO side and just kind of an all-around what it looks like to own a business because that’s something I want to do in the future for sure. How I would describe the atmosphere here at Thrive is high energy, great professionalism, great people. It’s just it’s a place you definitely want to visit and be at. Clay’s delivery style, humorous, professional, hilarious. Just, he does it, I haven’t seen someone do it better. So, he does a great job. Most valuable thing I’ve learned so far? A lot of it has been extremely valuable. So, but one thing that’s always really stuck out to me is learning the SEO stuff. I mean, that is, I think, things you don’t really even think about, and then you hear it, and you think you know it, but you don’t know it. So I feel like that was the most valuable. Well they’re missing out on just coming down to just basic applications to be a business owner. So marketing and SEO seemed like something that would be very scary but then in the way that Clay and his team described it became very clear and concise and something that’s very accessible to any business owner. I’ve learned a lot about marketing at this conference and a lot about business management and HR. Really everything the key components of anybody’s business, they’re going to give you the best tools to be successful in. So most workshops or conferences can be really boring, really one-note, or they just seem so theatrical that it’s a joke and it’s not even giving you the tools that you need, or that you came there for. But here it’s still high-energy, it’s still fun, everything’s to the point, but it’s very professional. And yeah, you’re missing out on easy steps to use in your business that are very accessible and very clear. My name is Abigail McCarter. The best thing I’ve learned so far is definitely organization, schedule wise, always keeping a to-do list, keeping your calendar organized. I’m kind of all over the place, so that’s always good to know. So Clay’s presentation style and the atmosphere is electric. It’s so energetic, it’s so fun. Clay’s hilarious but also knows a ton so it’s just really great all around. This conference is much different than any other conference I’ve gone to. Again because it’s fun. A lot of other conferences, it’s really quiet, really cold, and you just kind of get bored. But this one, you’re always engaged. You’re always learning something. And the staff is amazing. They’re always super helpful. So it’s just been really great. My name’s Clint Howard. We’re a personal training and fitness training facility. Oh, wow. I’m learning a ton. This morning so far, it’s been search engine optimization. So really, just the importance of being at the top of Google, how Google works, and why it’s so important to go out and get video reviews and testimonials and getting Google reviews. And so all those things, we can take back and really apply that immediately. So it’s really cool to see not only how to do it, but really the relevance and the proximity of a long-term strategy of an Instagram video. No, it’s amazing. Actually, on the way in this morning and yesterday, I was videoing as I was walking in the front entrance. And actually, me, I go to a lot of seminars, I go to a lot of conferences, massive ones. I’ve been doing that since I was like 22 years old, so gosh, almost 20 years now. And this is by far the most entertaining, not only the content, the content is amazing, but Clay and you guys do a great job mixing in entertainment, where it’s fun, it’s fresh, it’s lively, it’s fun. And I think it’s a great way to get people involved. And I think it’s a great way to get people involved. And I think it’s a great way to get people involved. And I think it’s fresh, it’s lively, you never get bored. I heard a study one time that the reason that children learn so much quicker is because it’s fun, learning is fun. So obviously Clay is a Dell dad where it’s very fun to be here and keeps you awake, keeps you energized, so I’m having a blast. Yeah, I think any business owner or someone that wants to own a business or considering owning and starting a business, you should definitely come. I know that I was referred here by friends of mine and clients of mine and I’ve referred other people. Again, just to understand what it takes to make a business successful, to have a good time, obviously, you know, like I was just saying, have fun, and network. There’s a lot of people here you can learn from and there’s a lot of breaks you can talk to other people. The most valuable piece I found even working with Andrew, but it’s been solidified when it came here, was you gotta actually do the things that they’re telling you. With no action, you’re not gonna get anything from it. I would highly recommend this to almost anybody in business today. I have recommended it to some of my other business partners. It’s phenomenal. You have a lot of information, but if it’s not going to be entertaining, your brain is going to tune it out a little. But Clay makes it just entertaining enough that you retain what you learn. Lots of rhyming and catchy things so that you remember stuff. Something that makes this conference different than other workshops or conferences that I’ve been to is that there’s a lot of people here in my same situation where all, most of us are pretty small businesses wanting to improve and we want real life information and something that will work and that’s attainable and not just some crazy magic formula but actual action items that we can implement in our business and actually see a difference. Everyone should attend a DriveType business conference, whether you’re a business owner or not. If you’re a business owner, it has practical applications that you can apply to so many different parts of your business, and then you need to come back for more so that you can keep doing more of the wonderful things that you learn. But secondly, I am also a mom of three kids, and a lot of the concepts can actually be applied to home. Like getting routines and getting, setting systems at home has just seriously made a huge difference in my life at home. So I’ve been able to improve our business, but I’ve also been able to improve things at home. And so that’s why everyone should come, no matter what your station is in life. My name is Nolan Q. Well, here at the conference, they talk a lot about consistency, and so just staying consistent with different things in the business, and I feel like applying that to our business model will really help us grow. The atmosphere is very positive, uplifting, and it’s very fun and energetic. And so it gets you pumped and it gets you excited and it encourages you to do big things. I probably like how real they are. They tell you up front what you need to do and what’s like a no-go. And some conferences are, they kind of sugarcoat things. So I like how real they are here. I think it will definitely if you want your business to grow, I think this would be a great, a great experience. And then not only that, it’ll encourage you and inform you on so many things you don’t think about on a daily basis. Hey, I’m Ryan Wimpey. I’m originally from Tulsa born and raised here. I’ve definitely learned a lot about life design and making sure the business serves you. The linear workflow, the linear workflow for us and getting everything out on paper and documented is really important. I think we have workflows that are kind of all over the place, so having linear workflow and seeing that mapped out on multiple different boards is pretty awesome. That’s really helpful for me. The atmosphere here is awesome. I definitely just stared at the walls figuring out how to make my facility look like this place. This place rocks. It’s invigorating. The walls are super, it’s just very cool. The atmosphere is cool. The people are nice. It’s a pretty cool place to be. Very good learning atmosphere. I literally want to model it and steal everything that’s here at this facility and basically create it just on our business side. Play is hilarious. I literally laughed so hard that I started having tears yesterday. And we’ve been learning a lot. Which, you know, we’ve been sitting here, we’ve been learning a lot, so the humor definitely helps, it breaks it up. But the content is awesome, off the charts, and it’s very interactive. You can raise your hand, it’s not like you’re just listening to the professor speak. You know, the wizard teaches, but the wizard interacts and he takes questions, so that’s awesome. If you’re not attending the conference you’re missing about three quarters to half of your life. You’re definitely, it’s probably worth a couple thousand dollars. So you’re missing the thought process of someone that’s already started like nine profitable businesses. So not only is it a lot of good information but just getting in the thought process of Clay Clark or Dr. Zellner or any of the other coaches getting in the thought process of how they’re starting all these businesses to me just that is priceless that’s that’s money. Well we’re definitely not getting up sold here. My wife and I have attended conferences where they up what was great information and then they up sold us like half the conference and I want to like bang my head into a wall and she’s like banging her head into the chair in front of her. Like it’s good information, but we’re like, Oh my gosh, I want to strangle you shut up and go with the presentation that we paid for. And that’s not here. There’s no upsells or anything. So that’s awesome. I hate that. That makes me angry. So glad that’s not happening. So the cost of this conference is quite a bit cheaper than business college. I went to a small private liberal arts college and got a degree in business. And I didn’t learn anything like they’re teaching here. I didn’t learn linear workflows. I learned stuff that I’m not using and I haven’t been using for the last nine years. So what they’re teaching here is actually way better than what I got at business school and I went what was actually ranked as a very good business school. I would definitely recommend that people would check out the Thrive 15 conference. It’s the information that you’re going to get is just very, very beneficial. Hello, my name is Charles Colaw with Colaw Fitness. Today I want to tell you a little bit about Clay Clark and how I know Clay Clark. Clay Clark has been my business coach since 2017. He’s helped us grow from two locations to now six locations. We’re planning to do seven locations in seven years and then franchise. And Clay’s done a great job of helping us navigate anything that has to do with like running the business, building the systems, the checklists, the workflows, the audits, how to navigate lease agreements, how to buy property, how to work with brokers and builders. This guy’s just amazing. This kind of guy is working in every single industry. He’s written books with Lee Crockrell, head of Disney with the 40,000 cast members. He’s friends with Mike Lindell. On the day-to-day, he does anywhere from about 160 companies. He’s at the top. He has a team of business coaches, videographers, and graphic designers and web developers, and they run 160 companies every single week. So think of this guy with a team of business coaches running 160 companies. So in the weekly he’s running 160 companies. Every six to eight weeks he’s doing reawaken America tours. Every six to eight weeks he’s also doing business conferences where 200 people show up and he teaches people a 13-step proven system that he’s done and worked with billionaires helping them grow their companies. So I’ve seen guys from startups go from startup to being multi-millionaires teaching people how to get time freedom and financial freedom through the system. Critical thinking, document creation, making it, putting it into, organizing everything in their head to building it into a franchisable, scalable business. Like one of his businesses has like 500 franchises. That’s just one of the companies or brands that he works with. So amazing guy, Elon Musk, kind of like smart guy. He kind of comes off sometimes as socially awkward, but he’s so brilliant and he’s taught me so much. When I say that, Clay is like, he doesn’t care what people think when you’re talking to him. He cares about where you’re going in your life and where he can get you to go. And that’s what I like the most about him. He’s like a good coach. A coach isn’t just making you feel good all the time. A coach is actually helping you get to the best you. And Clay’s been an amazing business coach. Through the course of that, we became friends. I was really most impressed with him is when I was shadowing him one time. We went into a business deal and listened to it. I got to shadow and listen to it. When we walked out, I knew that he could make millions on the deal and they were super excited about working with him. He told me, he’s like, I’m not going to touch it. I’m going to turn it down because he knew it was going to harm the common good of people in the long run. The guy’s integrity just really wowed me. It brought tears to my eyes to see that this guy, his highest desire was to do what’s right. Anyways, just an amazing man. Impacted me a lot. He’s helped navigate. Anytime I’ve gotten nervous or worried about how to run the company or navigating competition and an economy that’s, I remember we got closed down for three months, he helped us navigate on how to stay open, how to get back open, how to just survive through all the COVID shutdowns, lockdowns, because our clubs were all closed for three months and you have $350,000 of bills you’ve got to pay and we have no accounts receivable. He helped us navigate that. And of course we were conservative enough that we could afford to take that on for a period of time but it was a great man. I’m very impressed with him. He’s gonna help magnify you and there’s nobody I have ever met that has the ability to work as hard as he does. I first heard about Clay through a mortgage lender here in town who had told me what a great job he had been doing for them and I actually noticed he was driving a Lamborghini all of a sudden so I was willing to listen. In my career I’ve sold a little over 800 million dollars in real estate. So honestly I thought I kind of knew everything about marketing and homes and then I met Clay and my perception of what I knew and what I could do definitely changed. After doing $800 million in sales over a 15 year career, I really thought I knew what I was doing. I’ve been managing a large team of sales people for the last 10 years here with Shaw Homes. And I mean, we’ve been a company that’s been in business for 35 years. We’ve become one of the largest builders in the Tulsa area and that was without Clay. So when I came to know Clay, I really thought, man, there’s not much more I need to know but I’m willing to listen. The interesting thing is our internet leads from our website has actually in a month. Just from the few things that he’s shown us how to implement that I honestly probably never would have come up with on my own. The most valuable thing that I’ve learned is diligence. That businesses don’t change overnight. It takes time and effort and you got to go through the ups and downs of getting it to where you want to go. He actually gives you the roadmap out. I was stuck, didn’t know what to do and he gave me the roadmap out step by step. We’ve set up systems in the business that make my life much easier, allow me some time freedom. Here you can ask any question you want, they guarantee it’ll be answered. This conference motivates me and also gives me a lot of knowledge and tools. It’s up to you to do it. Everybody can do these things. There’s stuff that everybody knows, but if you don’t do it, nobody else can do it for you. I can see the marketing working, and it’s just an approach that makes sense. Probably the most notable thing is just the income increase that we’ve had. Everyone’s super fun and super motivating. I’ve been here before, but I’m back again because it motivates me. The biggest thing I needed to learn was how to build my foundation, how to systemize everything and optimize everything, build my SEO. How to become more organized, more efficient. How to make sure the business is really there to serve me as opposed to me constantly being there for the business. New ways of advertising my business as well as recruiting new employees. Group interviews, number one. our employees. Group interviews has completely eliminated that because you’re able to really find the people that would really be the best fit. Hands-on, how to hire people, how to deal with human resources, a lot about marketing and overall just how to structure the business, how it works for me and also then how that can translate into working better for my clients. The most valuable thing I’ve learned here is time management. I like the one hour of doing your business. It is real critical if I’m going to grow and change. Play really teaches you how to navigate through those things and not only find freedom, but find your purpose in your business and find the purposes for all those other people that directly affect your business as well.
